Getting Your Deposit Back: Move-Out Cleaning & Inspection Tips

The saddest day has arrived: You are leaving Korea. But before you cry at Incheon Airport, you have one final mission: Get your Deposit (Bojung-geum) back.

Landlords in Korea can be strict. Here is how to ensure you get every Won back.

1. The "Cleaning Fee" Dispute

Most contracts state a Cleaning Fee (Cheongso-bi) of roughly 70,000 ~ 100,000 KRW.

  • Myth: "I cleaned the room myself, so I don't have to pay."

  • Reality: No. This fee pays for a professional team for the next tenant. Unless your contract says otherwise, expect this to be deducted from your deposit.

2. The Utility Settlement (Jeong-san)

You cannot just leave. You must pay for the gas/electricity used up to your very last hour.

  • How to do it: Take a photo of the meters on your way out. Send it to the landlord. They will calculate the final amount and deduct it from the deposit.

3. The "Wallpaper" Check

Did you use Blu-tack or tape on the wallpaper?

  • Warning: If you tore the wallpaper, landlords often charge for re-papering the entire wall, not just the patch.

  • Tip: If there is a small tear, try to glue it carefully before the inspection.

When do I get the money?

Ideally, on the day you move out. Do not leave the country until the money hits your bank account (or you receive the cash).
